Should I Have my Tile Flooring Professionally Cleaned?

It’s essential to have your carpets professionally cleaned, but did you know that it is just as important to have your tile and grout regularly cleaned by a professional? Dirt, grease, odors, and allergens build up in your flooring grout, just like in carpet fibers. Many people are unaware, but this build-up of petroleum products and other nasty contaminants can destroy the flooring or a protective coating.

Many tile and grout cleaning solutions at your local home improvement store may do more harm than good. What’s worse is that many cleaners can cause build up on your grout and cause the same amount of damage. Another problem is Volatile organic compounds (VOC), a term used to describe products that are carbon-containing compounds that evaporate quickly from water into the air at average air temperatures. These compounds can cause eye and throat irritation, headaches, damage to the liver and nervous system, and cancer. Indoor concentrations of VOCs can be much higher than outdoor concentrations– two to five times higher. So…yes they are good cleaners, but you should avoid them for large areas by having a professional use commercial rated equipment with green products.

Best if you didn’t use the same cleaner on ALL Flooring Types

There are many different chemicals and cleaning solutions that you can use for tile and grout, but that doesn’t mean they are ideal for your particular type of flooring. If you are thinking about doing the job yourself, make sure to read your products “care of” description, or you may void the warranty.

Case in point: If your flooring has a special coating used to give it shine, some harsher cleaners will remove that shine, but if the chemical product claims to leave a glow, it may only add more layers of “gunk” on top of your flooring.

Sealing Grout / Grout Sealers

Anyone who knows flooring knows that improperly sealed grout or deposits left in grout can cause build-up and even breakdown in the grout’s chemical composition and eventually lead to loose and cracked tiles.

Grout is a mixture of sand and cement. As a result, if you don’t seal your grout, it will absorb water, bacteria, and stains. Adding a grout sealer protects your grout, so it’s waterproof and will repel moisture and germs. Sealing the grout helps prolong your grout’s look, texture, and consistency, and it prevents mildew and mold. Your grout will look better and last significantly longer.

Though you have epoxy-grout used with glass tile installations, you should stay away from topical sealers or wax products. The only tile that should be shiny is a natural stone, and that is by polishing, and not by using a 10 dollar mop-on product.

Step By Step How To Clean Your Own Stone & Tile

Don’t underestimate the difficulty of cleaning your stone, tile, hardwood, or carpet flooring.

The simple truth of cleaning comes down to the detergent and agitate. You always will need both to effective remove discolored material.

The DETERGENT works by breaking up the dirt or soil, so it can’t cling to your material. Many detergents are petroleum based materials that are synthetically made. You will find them in gels, powder, or liquid formulas.

DEGREASERS are basically solvents and are generally the worst type for health reasons. Please be very careful and do wear gloves and even face shields when working with these agents.

ABRASIVES are easy to understand and require foreign material that may be bonded or “caked-on”. These materials should be forbidden when working with plastics or stainless steel…they will scratch and make it even more difficult to maintain.

ACIDS are the strongest type of cleaning chemical and generally come already diluted, if not, make sure to use the correct proportions and don’t think if you add more it will increase the cleaning potential. Acids can eat through everything besides your wedding ring. Actually, ring yes, stone no.

Germs are a whole different ballgame! You would think detergents and acids would kill all germs. They don’t. This is why it’s necessary to
use DISINFECTANTS, which actually break down the cell wall of microorganisms and kill the bugs. After a thorough cleaning always finish up with a disinfectant. There are thousands to pick from and a 20 page paper could be written about which is best. Of course depending on the surface you are working with and the type of bug that may be trespassing your cleaning protocols will need to be tailored to the situation.
